How far is Manor from Downtown Austin, and how long does the drive take?

Manor sits about 12 miles east of downtown Austin; a February 2026 commute guide puts the rush-hour drive on US 290 at 25 to 45 minutes (Austin Real Estate Homes Blog).

US 290 is the main route in, and the 290 Toll lanes, also called the Manor Expressway, run alongside it. The same February 2026 guide puts the off-peak drive at 20 to 30 minutes. Another guide, updated August 2026, gives 35 to 45 minutes on US 290 at rush hour (LRG Realty). The SH 130 toll road runs north-south just west of town, which matters for anyone commuting to north Austin, Pflugerville or Round Rock instead of downtown.

Which master-planned communities make up Manor's housing?

A large share of Manor's homes sit in planned subdivisions, each with its own homeowners association and amenity package. Names you will see in listings include:

  • ShadowGlen, with a four-acre water park and a junior-olympic-size pool (Wikipedia, accessed September 2026)
  • Presidential Glen, Presidential Heights and Presidential Meadows
  • Monarch Ranch and Stonewater
  • Village at Manor Commons
  • Whisper Valley
  • Wildhorse Creek and Wildhorse Ranch, west of town along US 290 (see our Wildhorse Ranch page)

National and regional builders, including Lennar, Meritage and DR Horton, have been active across these communities (LRG Realty guide, updated August 2026). Because new phases open over time, the same subdivision can offer both resale homes and brand-new builds at the same time.

What does it cost to rent in Manor right now?

As of September 1, 2026, apartment rents in Manor averaged $1,511 a month across all units (RentCafe). By unit size:

  • One bedroom: $1,292
  • Two bedroom: $1,712
  • Three bedroom: $2,115
  • All units: $1,511

The average is down about 3 percent from a year earlier, when it stood near $1,563, and about a quarter of Manor households rent (RentCafe, September 2026). Apartment communities are only part of that picture; single-family houses in the master plans also come up for lease. If you need three or four bedrooms, set the asking rent on those houses beside the apartment three-bedroom average above and compare square footage directly.

How do Manor home prices compare with nearby Pflugerville?

Redfin reported Manor's median sale price at about $340,000 in March 2026, down roughly 6 percent year over year. For Pflugerville, Redfin's three-month median ending in August 2026 was about $365,000.

The periods are not identical, but the comparison shows Manor generally pricing below its northern neighbor. A local guide put most Manor master-plan listings between about $250,000 and $400,000 (LRG Realty, August 2026).

About three in four Manor households own their home (RentCafe, September 2026). When you compare homes, compare the full monthly cost, not only price: HOA dues, any municipal utility district tax, and the combined property tax rate all vary from one subdivision to the next. Ask the builder or listing agent for the full tax breakdown on each address.
