Terms of use
These terms cover your use of imperiumskyrealty.com, the website of Imperium Sky Realty, LLC, operating as Imperium Sky Realty, a licensed Texas real estate brokerage in Austin. Using the website does not make you a client: everything on it is general information, and representation begins only with a written agreement.
Information, not advice
Prices, move-in specials and availability are set by each property and can change without notice; confirm them in writing before you rely on them. When you search with us, your agent confirms them before you apply. Guides and area pages are general information, not legal, tax or financial advice.
When representation begins
Visiting this website or sending a form does not create an agency relationship. Representation begins only by written agreement with the brokerage. Texas requires a written buyer agreement before an agent shows a buyer a home. The Texas Real Estate Commission Information About Brokerage Services notice, linked in the footer of every page, explains the types of representation.
Apartment locating is free to renters
Imperium Sky Realty's apartment locating is free to renters. Participating properties pay the brokerage when a renter it referred signs a lease.
Home value estimates are not appraisals
A home value estimate from Imperium Sky Realty is prepared by a licensed agent. This represents an estimated sale price for this property. It is not the same as the opinion of value in an appraisal developed by a licensed appraiser under the Uniform Standards of Professional Appraisal Practice.
Automated tools
Any automated assistant we use only gathers the basics of a request and hands it to a licensed agent. It does not give legal, financial or real estate advice, choose units or negotiate.
Using the forms
Send only your own information, and keep it accurate. Do not use the forms to send advertising or automated submissions; repeated submissions are limited.
Content, photos and links
The text of this website belongs to Imperium Sky Realty. Photos are used under their licenses and credited where the license requires. Links to other websites, including the Texas Real Estate Commission and affiliated organizations, are provided for convenience; we do not control those websites.
Fair housing and accessibility
We follow our fair-housing statement. If you need an accommodation to use this website or our services, see our accessibility statement.
Limits
This website is provided as it is, without warranties. To the extent Texas law allows, Imperium Sky Realty is not responsible for decisions made on information from this website that was not confirmed with a licensed agent. These terms are governed by Texas law.
